Trusted local painters
Plantation’s older Jacaranda, Plantation Acres, and central neighborhoods are 1970s–1990s stucco with original soffits and, on many streets, no HOA at all. That is a different job than a gated Parkland repaint.
Without a board, the constraint is the house itself: chalking paint, hairline stucco cracks, and faded south walls. We test adhesion and prime where a one-coat refresh would peel. City streets and canals mean more rust at fasteners and screen enclosures. We treat metal and wood trim as part of the exterior, not an afterthought after the body color is done. You pick the color here. We still warn when a deep west-wall navy will fade, but we do not wait on a committee letter.
Original soffit vents and wood fascia are still out there. We replace what is rotten before we paint, because paint will not hold a failed board together. Canal lots in Plantation Acres get mower throw and brackish splash. We wash that band before color so the first rain does not reprint the dirt line.
