Sunrise splits between older east-side blocks near the Sawgrass area and later west-side tracts. Paint failure looks different on each: tired original coatings versus irrigation staining on newer stucco.
We do not run one recipe for the whole city. East-side homes often need full scrape, caulk, and primer. West-side homes more often need a thorough wash and a color-fast topcoat. East-side original coatings can be oil under latex. We test, and we bond-prime when a scrape would take the house down to masonry. HOA rules appear in some west tracts and not others. We ask before we spray so a Sunrise job is not stopped on day two for an unapproved garage color.
Sawgrass event traffic changes load-in on arena weeks. We do not block a west-side street that is already a parking overflow, and we do not leave a lift in a lane that becomes event parking at 5 p.m. West-tract builders often used the same beige on every house. When we repaint, we check the current palette against the association standard so the color change holds through the next drive-by inspection.

Owner will visit all jobs personally. GREAT workers. I had my wood fence stripped and re-stained. Looks amazing!
