Weston's premier painters
Pembroke Pines reaches from its older neighborhoods on the east side west to US 27 and the edge of the Everglades, and the paint jobs change along the way. We handle interior, exterior, cabinet and fence work across the city, about 9.8 miles from our Fort Lauderdale base, with a free estimate and our written 2-year warranty.
The eastern part of the city went up mostly in the 1960s and 1970s: single-story block homes with stucco, original windows long since replaced, and carports that were later closed in as rooms. Paint on these houses is often many layers deep. We look for loose or chalking coats, scrape and prime the bare spots, and caulk the gaps that replacement windows leave at the stucco returns. Where an enclosed carport meets the original wall, there is usually a seam that opens over time, and we seal it before the body color goes on.
Farther west, toward I-75 and beyond, most homes were built in the 1990s and 2000s inside gated communities with guardhouses, lakes and architectural committees. Those associations set colors and sometimes repaint whole sections together. For a single home, we bring the approved palette to the estimate, confirm gate access and contractor hours, and get our vehicles registered with the guardhouse ahead of time. Rear walls facing a lake catch wind-driven rain and grow mildew quickly, so we wash and treat that side before priming.
Century Village and the city's other 55+ condominium communities add a third kind of job: unit interiors in mid-rise buildings with shared elevators and management rules. We reserve elevator time when it is required, protect hallways, and stay within the hours the association permits. Kitchens in these units often have cabinets that are structurally sound but dated. We clean, sand, prime and refinish the doors and frames, which gives the kitchen a new look without the cost and mess of tearing it out.

Our team brings decades of combined experience and a dedication to excellence on every project.

Pembroke Pines projects we're proud of
Professional process, quality results
Our Pembroke Pines work includes Pembroke Lakes and Towngate, Pembroke Falls, Chapel Trail and the Grand Palms area, and the condo buildings of Century Village. Pines Boulevard, Flamingo Road and Sheridan Street carry most of the traffic, and the city's many schools add congestion at drop-off and pickup. We time crew arrivals around those windows and around weekend events at C.B. Smith Park.
FAQ
Yes. Gated communities here usually ask contractors to register vehicles, show proof of insurance and keep to set working hours. We are licensed and insured and take care of the guardhouse paperwork before the first day. If your HOA approves exterior colors, check with it before we schedule, and we will match the approved palette exactly.
Only if the layers underneath are sound. We test adhesion with tape in several places and look for chalking, blistering and peeling. Loose paint is scraped and the edges sanded smooth, and chalky surfaces get a bonding primer. Skipping that step is the most common reason a repaint on an older block home fails within a few seasons.
We do. Before starting, we confirm the association's rules for contractors, reserve the elevator if needed and protect the hallway outside your unit. Inside, we cover floors and furniture, patch nail holes and cracks, and paint walls, ceilings, doors and trim in the order you choose. Kitchen cabinet refinishing can be added to the same job.
Lake-facing walls catch more wind-driven rain, stay damp longer and grow mildew, and many also face the afternoon sun. That combination fades color and breaks the paint film down faster. We clean and treat those walls with extra care, fix cracks and failed caulk, and use a mildew-resistant exterior finish so the back of the house keeps pace with the front.
Yes. Wood fences are cleaned and stained or painted, and metal garage doors are cleaned, spot-primed where rust shows and finished in an exterior enamel. If your community sets fence or door colors, we follow its list. Let us know about pets, gate codes and sprinkler schedules so the fresh coating has time to dry undisturbed.
