House painting in Lighthouse Point, FL

Canal homes need a coastal paint plan

Lighthouse Point is a small city built around water. Many of its streets end at a canal, and a lot of backyards have a dock and a boat lift. That setting is hard on paint. PaintPro serves the city from Fort Lauderdale, about 11 miles south, with free estimates and a written 2-year warranty on the work.

Much of the housing here went up in the late 1950s and 1960s, when the city was first built out. The houses are concrete block with stucco, and many have been expanded or remodeled since. One wall may be original stucco and the next an addition with a different texture. We match texture where we patch, prime old and new surfaces so they absorb paint evenly, and choose a sheen that hides the seam instead of showing it off.

Water on more than one side of a lot changes how a house ages. Seawall splash, sun bouncing off the canal and mildew in shaded side yards all work on the paint at once. We wash with a mildewcide, let the walls dry out, and use exterior coatings made for heavy humidity and UV. Railings, light fixtures and screen enclosure frames get rust treatment first, because a rust spot sealed under fresh paint tends to push back through by the next summer.

Inside, remodeled homes often have tall ceilings, open great rooms and a lot of painted trim. We cover floors and furniture, cut clean lines where walls meet high ceilings, and keep dust down while sanding doors and casings. If a kitchen feels dated, cabinet refinishing is an alternative to replacing the boxes. We also stain wood fences, pergolas and other outdoor wood that takes a beating from the sun.

Working around Lighthouse Point's waterways

The city takes its name from the Hillsboro Inlet lighthouse nearby, and its eastern edge is the Intracoastal Waterway. Federal Highway runs through town and Sample Road is the main way in from the south. Homes on the canals and the Intracoastal take the most salt and need the most prep. Houses on inland blocks usually need stucco repair, fresh trim and a color update more than heavy rust work.

Boat owners often ask us to plan exterior work around the boat and the lift. We schedule spraying for calm days, cover boats and pool equipment, and keep ladders off neighbors' seawalls. If your street has an association or deed rules on color, check with them before work begins so your choice is approved.

FAQ

Frequently asked painting questions

Do you work around boats and docks when painting a canal home?

Yes. Before we start, we ask whether the boat will be on the lift, in the water or away. We cover it and any dock gear near the house, avoid spraying on windy days, and wash the dock side of the house by hand where a pressure washer could drive water behind trim. Cleanup includes the seawall and dock.

That side gets salt spray, reflected sunlight and more moisture than the street side. Salt left on the wall keeps paint from bonding, and mildew grows under any loose film. We wash the salt and growth off, let the stucco dry, seal cracks and use coatings rated for coastal exposure. Prep on that wall takes longer, and it is worth it.

In most cases, yes. Remodeled Lighthouse Point homes often have a smooth original finish next to a sand or knockdown texture on the addition. We patch to blend the transition where we can, then prime both surfaces so the topcoat dries to one color and sheen. We will tell you up front if a seam cannot be fully hidden.

Many single-family streets here have no homeowners association, but some do, and some lots carry deed restrictions. Check with any association that covers your street, and with the city if you are unsure, before we start. We can bring color samples and paint large swatches on the wall so you can see the color in real canal light.

No. Lighthouse Point is about 11 miles from our Fort Lauderdale base and well inside the area we serve. We come out, look at the house from the street and the water side, and send a written estimate. Every job is done by a licensed and insured crew and comes with our written 2-year warranty.
