Margate filled in quickly during the 1960s and 1970s, and much of the city still shows it: single-story concrete block houses, duplex villas and low-rise condo buildings set along lakes and canals. We paint inside and out across Margate, roughly 9.5 miles from our Fort Lauderdale base, with free estimates and a written 2-year warranty.
Most Margate exteriors are painted stucco over block, and after several decades the stucco tells its history. Hairline cracks open at window corners, old coats chalk onto your hand, and the walls that take the afternoon sun fade first. We pressure wash, fill and bridge cracks, and seal chalky surfaces with a bonding primer before any color goes on. Plenty of lots back onto a canal or a lake, and that lower band of wall collects splash, grass clippings and mildew. We scrub that strip on its own so the new coat grips there as well as it does higher up.
A large share of Margate lives in villa and condominium communities, and many of them are for residents 55 and older. In those places the association usually controls colors, timing and where a contractor may park. We ask for the approved color sheet before the estimate is final, work inside the hours the board allows, and keep shared walkways open and clean while we are there. For condo interiors, we protect the path from the stairwell or elevator to your door and carry materials in and out the way the management office prefers.
Inside, homes from Margate's building boom often have textured ceilings, original wood trim and kitchens with their first cabinet boxes still in place. Solid wood cabinets from that era usually paint well, so refinishing them can make more sense than tearing them out. We degrease, sand, prime and finish doors and frames in a hard enamel. Outside, sprinklers fed by well water can streak stucco, fences and driveways with orange rust. We treat those stains before priming and suggest turning the heads so the fresh paint is not soaked by the same spray every morning.

Professional process, quality results
Our Margate jobs run from the single-family streets of Holiday Springs and Paradise Gardens to the condo buildings of Oriole Gardens and the homes in Coral Gate. Often, yes, but the association's rules come first. Many villa and condo communities in Margate repaint whole buildings on a schedule and choose the colors themselves. If yours lets owners paint, share the approved color sheet and any written rules with us, and we will match them and work inside the hours the board sets. When in doubt, check with your association before booking.
Block and stucco expand and contract with heat and moisture, and the corners of window openings are where that stress concentrates. Thin cracks there are normal on homes of this age. We open them slightly, fill them with a flexible patch and prime before painting. Wide or growing cracks can point to a water or structural problem, and we will tell you when a repair should come before paint.
In most cases, yes. Those stains come from iron in irrigation water. We clean them with a rust stain remover, then seal the area with a stain-blocking primer so the color does not bleed back through the topcoat. Paint alone will not hold the stain down. Adjusting the sprinkler heads afterward keeps the new finish from being stained again.
If the boxes are solid wood and the doors are not warped, painting is usually a sound choice. Older cabinets often have years of cooking grease on them, so cleaning and sanding matter as much as the paint. We remove doors and hardware, prime with a bonding primer and finish in a durable enamel. Damaged boxes or swollen particleboard are better replaced, and we will say so.
