Weston's premier painters
Despite the name, most of North Miami Beach sits on the mainland, west of the Intracoastal rather than on the sand. Its housing runs from mid-century concrete block homes to canal-front houses in Eastern Shores and condo buildings near Biscayne Boulevard. PaintPro travels about 13.2 miles from Fort Lauderdale to paint all three.
Many single-family streets here were built in the 1950s and 1960s with concrete block walls, stucco, low-pitched roofs and wide eaves. After decades of repaints, the trouble is often the layers underneath: old coats that chalk, flake or were never primed. We check how well the existing paint holds, scrape and sand loose areas, and use a bonding primer on chalky walls so the new color grips. Wood fascia and soffits on houses this age often have soft spots, and we replace rotted pieces before any paint goes on.
Eastern Shores is a different job. Houses there back onto canals that lead out to the Intracoastal, with docks, seawalls and boat lifts close to the walls we paint. The water side takes more moisture and salt, and screen enclosures and fasteners rust. We cover docks and boats against drips and overspray, wash and treat salt-stained surfaces, and pick coatings made for coastal exposure. Inside, open-plan remodels are common, and fresh interior painting ties new drywall into the older walls around it.
Condo buildings and small commercial properties along Biscayne Boulevard, West Dixie Highway and NE 163rd Street round out the work. Associations tend to repaint hallways, stairwells and entry doors on a plan, while shop owners want the work done outside business hours so customers can still get in. We use early or evening shifts where the property allows, protect fixtures and stock, and keep walkways open. For condo owners, we coordinate access and insurance paperwork with management.

Our team brings decades of combined experience and a dedication to excellence on every project.

North Miami Beach projects we're proud of
Professional process, quality results
The city is crossed by busy roads, including Biscayne Boulevard, West Dixie Highway and NE 163rd Street, and weekday traffic near the shopping centers can be heavy. Snake Creek Canal runs through town, and homes along it deal with the same damp lower walls as other waterfront lots. Near the Ancient Spanish Monastery and the older Fulford-by-the-Sea streets, we keep trucks parked where they do not block neighbors' driveways.
FAQ
Chalking is the white powder that rubs off on your hand. On older block homes it usually means earlier coats have broken down in the sun, or a lower-grade paint was used at some point. Painting over chalk without treating it leads to peeling. We wash the walls, test the surface, and apply a bonding primer where it is needed before the finish coats.
Yes. Docks, boat lifts and any boat nearby get covered with drop cloths and plastic before work starts, and we avoid spraying on windy days close to the water. Lower walls on the canal side often need extra washing because of salt and algae. If you can move the boat or put its own cover on while we work, that adds one more layer of protection.
Small hairline cracks are common on block homes in North Miami Beach and can be filled with an elastomeric patch as part of prep. Wider cracks, stair-step cracks or cracks with rust staining may point to a bigger issue, such as moisture reaching the block or the steel inside it. We point those out so you can have them checked before they are painted over.
Yes. We paint storefronts, offices and small commercial buildings, inside and out. For businesses that stay open, the work is planned in sections, with the noisiest prep pushed to slow hours or after closing where the property allows. We are licensed and insured and can hand a landlord or property manager the paperwork they ask for.
Many owners lean into the era with a light body color, crisp white trim and a bolder front door. Light colors also reflect more heat and show fading less on sun-facing walls. If you live in a condo or an association, check its approved colors first. On a house outside an association, we can brush a few samples on the actual wall so you decide in real light.
