Weston's premier painters
North Miami covers a lot of ground, from waterfront homes on Keystone Point and in Sans Souci Estates to modest concrete block houses on inland streets and the shops of NE 125th Street. PaintPro serves the city from Fort Lauderdale, about 16.3 miles north, with interior, exterior, cabinet and commercial painting.
Waterfront houses on Keystone Point and in Sans Souci Estates sit on canals that open to Biscayne Bay. Wind off the bay carries salt, and walls facing the water fade and chalk faster than the street side. Pool decks, screen enclosures and metal gates rust at their fasteners. Our prep starts with a thorough wash to clear salt film and mildew, then rust treatment, crack repair and primer on bare or weathered stucco. On the walls that take the most weather, we choose finishes that shed moisture rather than hold it.
Away from the water, much of North Miami was built from the 1940s through the 1960s. Those homes tend to have concrete block walls, flat or low-slope roofs, terrazzo floors and plaster interiors, some with original jalousie windows and others with newer impact glass. Old plaster shows hairline cracks and patchwork from earlier repairs, so we fill, sand and prime before color. Outside, decorative breeze block, aluminum awnings and security bars need hand work rather than a quick spray, and we give them that time.
Downtown North Miami along NE 125th Street has shops, restaurants, offices and small apartment buildings, many of them repainted several times over the years. For commercial painting, we plan around opening hours and foot traffic, set up barriers on sidewalks, and finish storefronts in sections so the business stays open. Apartment owners and condo associations can schedule stairwells, railings and common hallways in phases, which keeps a clear path in and out for residents.

Our team brings decades of combined experience and a dedication to excellence on every project.

Professional process, quality results
Crews reach North Miami by Interstate 95 or Biscayne Boulevard, and the stretch near Florida International University's Biscayne Bay Campus gets busy when classes let out. The streets around Arch Creek Park are mostly single-family homes, while the blocks near the Museum of Contemporary Art on NE 125th Street mix houses, apartments and businesses. Keystone Point's waterfront streets are quiet and residential, so we plan deliveries to keep driveways and boat ramps clear.
FAQ
Walls that face Biscayne Bay take strong sun plus salt-laden wind, which breaks paint down faster than on sheltered walls. Darker and brighter colors usually fade first. We can suggest a lighter or more fade-resistant color for those faces, use a premium exterior paint, and make sure salt is washed off before priming so the new coating bonds properly.
Yes. Metal security bars, gates and railings are common on North Miami homes, and they rust wherever water collects. We remove loose rust, prime with a rust-inhibiting primer and finish with a durable enamel made for metal. Aluminum awnings and shutters can also be cleaned and painted if the surface is sound, which freshens the whole front of the house.
Plaster in homes from the 1940s to the 1960s is hard and durable, but it often has hairline cracks, old patches and many layers of paint. We clean the walls, open and fill cracks with a suitable compound, sand smooth and prime every patched area so the finish looks even. Glossy older paint gets a bonding primer so the new coat does not peel.
Yes. We paint exteriors, common areas, stairwells, railings and unit turnovers for small apartment buildings and condo associations. In occupied buildings, we post notices ahead of time, work in phases and keep entrances clear for residents. Owners and managers get a free estimate, a written scope and our written 2-year warranty on the finished work.
It depends on the property. Some North Miami homes sit in associations with color guidelines, and condos and commercial buildings may have design rules of their own. Check with your HOA or the city before you choose a new color. We are glad to provide color samples, sheen details and a written scope for any application you need to submit.
