A few blocks from the beach, salt film settles on every wall and window frame, and it keeps new paint from bonding unless it is rinsed away first. We wash thoroughly, let surfaces dry, seal hairline cracks, treat rusting metal and use exterior coatings suited to coastal exposure. On a house exterior, we look hardest at the stucco around windows and doors, where water gets in first.

Gated spots such as Poinciana Island and large complexes such as Winston Towers each have their own entry rules, and we confirm them before the first visit.

Cool indoor air meets warm, damp ocean air at the glass, and the wall beside the frame stays wet longer than the rest of the room. Painting over that spot only hides it for a while. We clean it with a mildew wash, let it dry fully, seal it with a stain-blocking primer and finish with a mildew-resistant paint. A dehumidifier or a steadier thermostat setting helps too.

We supply the certificate of insurance, crew names for security, the scope of work and the proposed dates. If your building limits work hours or days, we schedule around them. Talk to your management office early so the paperwork is in place before the start date.
