Weston's premier painters
Miami Lakes grew as a planned community, with curving streets laid out around man-made lakes and a town center on Main Street. Homes range from 1960s and 1970s ranch houses to newer townhomes. PaintPro works here from our Fort Lauderdale base, about 18.2 miles away, painting interiors, exteriors, cabinets and commercial spaces.
Lakefront lots are what most people picture, and they come with their own problems. Walls and screen enclosures facing the water stay damp longer, so mildew and algae grow on the shaded side, and sprinkler spray leaves stains on the stucco. We wash with a mildew treatment, let surfaces dry, fill cracks and prime before any color goes on. Where enclosure frames, fascia or soffits meet the wall, we caulk the joints so rain does not run behind the new paint and lift it from behind.
Many sections of Miami Lakes have homeowners associations that review exterior colors, and townhome groups often expect every unit to match. We work from the approved palette when there is one, give you samples and sheen details for your application, and wait for approval before painting. Check with your HOA before setting a start date. Associations differ across the town, so we ask which one covers your street and follow its process rather than assuming the rules from the last job.
Older ranch homes in Miami Lakes usually have concrete block walls, stucco and wood fascia. After decades, fascia boards rot at the corners and older paint chalks heavily on west walls. We replace soft wood, prime it, and protect the roof edge, landscaping and pool cage while we work. Inside, open living areas, tall ceilings in newer homes and kitchen cabinets are common requests. Our cabinet refinishing work gives a dated wood kitchen a new finish without a tear-out.

Our team brings decades of combined experience and a dedication to excellence on every project.

Professional process, quality results
Miami Lakes sits where the Palmetto Expressway meets Interstate 75, so crews reach it directly, but rush hour on Miami Lakes Drive and NW 154th Street gets slow. We aim to arrive before peak traffic and leave room for school drop-off and pickup on residential streets. Main Street businesses and offices can be painted after hours or in sections, and lakefront homes need clear access around the back of the house for ladders and drop cloths.
FAQ
If your home is in an association, often yes, even when you keep the same color. Boards commonly want the color name, the sheen and sometimes a sample before work starts. Check with your HOA first. We provide the color details and a written scope for your application, and we put the job on the calendar once you have approval in hand.
That is usually mildew or algae. Walls facing a lake stay damp, get less direct sun and catch more sprinkler spray. Painting over it lets it grow back through the new coat. We clean it with a mildew wash, rinse, allow proper drying time and use a primer and exterior paint with mildew resistance. Trimming shrubs back from the wall also helps.
Yes. We paint townhome buildings for associations and for groups of owners who coordinate together. We work from the approved colors, keep paint batches consistent and paint whole elevations at a time so there are no visible lines between units. The association gets a written scope and schedule, and each owner can still book interior work separately.
Yes. We paint offices, medical suites, retail stores and restaurants in and around the Miami Lakes town center. To keep a business open, we can work evenings or weekends where the property allows and finish one area at a time. Floors, fixtures and merchandise are protected, and our licensed and insured paperwork is ready for your landlord.
Rooms that look out on water get a lot of reflected light, which can make strong colors look brighter and cool whites look stark. Warm whites, soft grays and muted greens tend to sit well with the view. We bring samples so you can see them on your own walls at different times of day before you commit to a color.
